摘要:
基于生态足迹理论与分析方法,提出了房地产开发生态足迹和房地产开发生态承载力的概念,构建了房地产开发生态足迹及房地产开发生态承载力的简化计算模型,并以2005年南京市住宅开发为例开展了实证分析.研究结果表明,2005年南京市住宅开发处于严重的生态赤字和不可持续状态,其生态足迹约为生态承载力的116倍,应通过适当提高住宅容积率、建设生态住宅、提高建筑材料利用效率、发展循环经济等手段以降低住宅开发的生态赤字,促进住宅开发乃至房地产业的可持续发展.
Abstract:
Based on the theory and analysis method of ecological footprint, concepts of ecological footprint and ecological carrying capacity regarding real estate development are proposed, and simplified calculating models are built. Then the residential development of Nanjing in 2005 is analyzed as a practical case. Analysis results indicate that the residential development of Nanjing in 2005 was under a status of serious ecological deficits and unsustainable development, since its ecological footprint was about 116 times of its ecological carrying capacity. Consequently, ecological deficits should be decreased to improve sustainability of residential and real estate industry development, which can be realized by means of appropriately increasing floor-area ratios, building ecological residence, improving the utilization efficiency of construction materials, and promoting circular economy, etc.
